What you, probably, have is what is called a City Directory". These were
published beginning about the 1850s for most Mass (and other states) towns.
It is an invaluable tool for tracing family whereabouts between censuses.
They were usually compiled very much like the census, with a door to door
survey. In many cases this was with, relatively, cheap labor and the
quality, sometimes, reflects this.
